About
A regional operator, not a chain.
Northline has run flexible workspace in northern England since 2016. Three buildings, 66,300 square feet, one rate card — and no plans to be anywhere else.
Who we are
Buildings with a history, in cities the national brands under-serve.
Northline started in 2016 with one floor of Ashfold Mill, a textile warehouse off Piccadilly Basin that had stood mostly empty for a decade. Leeds followed in 2019 and Sheffield in 2022. All three were converted rather than built, which is a decision about cost and about character in roughly equal measure: a nineteenth-century mill has ceiling heights and window sizes that no new floor plate offers at this rent.
The members are small firms and distributed teams. Two people who need a room with a door. Eight who need somewhere to meet on Tuesdays. Twenty-five who have outgrown a spare floor. Northline does not do enterprise floor-plate deals, and the price list on this site is the price list everybody gets.
Being regional is the whole proposition. A national operator prices Manchester against London and runs the building from a call centre in another city. Northline runs three buildings its own people can reach in an afternoon, charges the same rate in all three, and answers the phone at the building you are ringing about.
It also means the estate is finite. 425 coworking desks, 57 private offices and 13 meeting rooms is the whole of it. When a floor is full it is full, and we would rather say so than sell you a desk in a building you did not ask for.
2016 to 2022
Three buildings, six years apart end to end.
Ashfold Mill, Manchester
Four floors of an 1890s textile warehouse on Piccadilly Basin, taken on one floor at a time. 34,000 square feet, 210 coworking desks, 28 private offices and six meeting rooms — still the largest of the three, and the head office. Manchester Piccadilly station is about eight minutes on foot.
Calder House, Leeds
A riverside warehouse on The Calls: a 1970s frame behind a restored brick façade, three floors, 19,500 square feet. 130 desks, 18 offices, four meeting rooms, about ten minutes on foot from Leeds station. No parking, which the site says on the page where it matters rather than after the enquiry.
Foundry Yard, Sheffield
A former steel fabrication works on Kelham Island, single-span with north-light glazing across the roof. Two floors, 12,800 square feet, 85 desks, 11 offices, three meeting rooms. The newest and the smallest: the largest office here takes ten people, and there is no boardroom.
What this site does not say
There are no awards on this website, no member logos, no occupancy percentage and no testimonials. None of them helps you choose a room.
What decides a workspace is where it is, how big it is and what it costs — and all three are on this site, in figures, on the page where you need them. Everything else is decoration that somebody then has to keep true. A quotation from a member is a claim about us made in someone else's voice; an occupancy figure is out of date the week it is published. We would rather publish the rate card.
